Booking Terms & Conditions
Please read these booking terms and conditions carefully as they incorporate the basis upon which bookings are accepted by The Beach Houses. With that said, if you have any issues please get in touch with us and we’ll do our best to help out.
Prices
Prices are quoted in Australian dollars. The rates are subject to change without notice until booking is confirmed by deposit. We endeavour to provide the best possible price for the period of booking. In the event that you are able to obtain a better price for our property elsewhere, please advise and we will do our best to match it. This excludes price matching for private rentals.
How to book:
Reservations can be made via our request booking "BOOK ON LINE" page or by calling 07-5443 3049 OR 1800 662 932 or by email to stay@beachhouses.com.au. All bookings must be secured with a deposit by credit card at time of booking. Full payment is required upon arrival. We gladly accept Visa & Master Card. Diners or AMEX card are not accepted.
The Beach Houses Check-in and Check-out Times:
Check-in time: after 14:00 (2pm)
Check-out time: prior to 10:00 (10am)
Late check-out after 10:00 - an extra night's rate will be charged, subject to availability(unless otherwise arranged with management).
Minimum lengths of stays apply during special event periods.
All The Beach Houses apartments are NON SMOKING except balconies.
The Beach Houses maximum rooming configuration for all apartments are as follows:
1 Bedroom = 2 persons
2 Bedrooms = 4 persons
3 Bedrooms = 6 persons
All 2 & 3 Bedroom apartments are equipped with Queen beds in the main bedroom and two single beds or double in second bedroom and 2 singles in third so please advise your bedding configuration at time of booking.
Cots are accepted in addition to the maximum number of persons above. Maximum 1 cot per apartment.
Identification:
Adequate identification is required at time of check-in to verify your identity. A current drivers licence, passport or other form of photo identification (ID) will be asked for prior to check-in. We require all credit card usage to be accompanied by this ID.
If you do not agree with this policy, then you must arrange an alternative payment process, ensuring that any EFT money transfer is completed 5-days prior to your arrival and that you have adequate cash on arrival to cover the security bond / deposit. We do not accept personal or company cheques, money orders or foreign currency on arrival.
Security Bond:
A credit card will be asked for at time of check in and will be used to cover incidental items such as (but not limited to):
Telephone charges
Any breakages or damage incurred during your stay.
Any excessive cleaning charges, above the normal level of cleaning, due to the apartment being left in an unacceptable state.
Any recreational charge e.g. tours
Additional servicing charges.
In the event that the guest cannot provide a credit card as a guarantee, a cash security deposit will be required along with photo identification. This bond will then be returned on departure by cash once the apartment has been checked by our staff.
Services provided:
Housekeeping and linen service will only be provided to guests staying 10 nights or more in which a mid service clean will be done on or around the 7th day. NOTE: If extra servicing is required additional charges apply.
Rubbish Removal:
A rubbish dispose bin is provided for the removal of rubbish from the apartment. All guests are responsible for the removal of their own rubbish on a daily basis. Failure to remove all rubbish on exiting may result in a $30.00 fee.
Cancellations:
The Beach Houses adopts the following practice when dealing with cancellation of a holiday booking.
HIGH & MID SEASON
• If the booking is cancelled 28 days or more prior to the planned date of arrival, there will be a full refund of the deposit less an administration fee of 13.2% of the first weeks booking or part there of will be made (to the minimum of $50.00).
• If the booking is cancelled less than 28 days prior to the planned arrival date, there will be no refund unless and until the premises are re-let for the total period of the original booking. An administration fee of $50.00 will be deducted from the deposit held before the remainder is refunded.
LOW SEASON
• If the booking is cancelled 14 days or more prior to the planned date of arrival, there will be a full refund of the deposit less an administration fee of 13.2% of the first weeks booking or part thereof will be made (to the minimum of $50.00).
• If the booking is cancelled less than 14 days prior to the planned arrival date, there will be no refund unless and until the premises are re-let for the total period of the original booking. An administration fee of $50.00 will be deducted from the deposit held before the remainder is refunded.
SHORT NOTICE BOOKINGS
• Where a booking is made less than 14 days prior to the planned arrival date, there will be no refund unless and until the premises are re-let for the total period of the original booking. An administration fee of $50.00 will be deducted from the deposit held before the remainder is refunded.
CONFIRMED BOOKINGS
• A booking that has not been confirmed by a deposit being paid is not guaranteed.
• A deposit of $150.00 will confirm a one-week booking during low season.
• A deposit of $200.00 (or $400.00) will confirm a one-week booking in mid & high season.
• The balance of the tariff is due on arrival (or such other time as stated).
The administration fee covers the cost of processing the booking, receipting and banking the money, cancelling the booking from the system, drawing the refund cheque, mailing the refund cheque with a covering letter and meeting bank charges.
No Shows - Deposit is not returned. Guests who reduce length of stay once in house will not receive a refund on nights booked & paid.
Descriptions, Photographs & Maps:
Descriptions are based on information available at the time of publishing and may vary or change at anytime.

Travel Insurance:
We recommend that, at time of booking, you consider purchasing a travel insurance policy of your choice. Travel Insurance can be purchased from any travel agent.
Unaccompanied minor/s:
A child/children who is/are traveling/staying without the accompaniment of an adult over the age of 18 years is considered by most airlines/hotels as an unaccompanied minor/s. Unaccompanied minor reservations are not accepted by The Beach Houses
Limit of liability:
We do our best to ensure your booking arrangements are satisfactory, however The Beach Houses does not accept any liability whatsoever for any injury damage, loss, delay, additional expenses or inconvenience caused directly or indirectly by any events which are beyond its control including, but not limited to, war, civil disturbance, terrorism, fire, floods, acts of God, acts of Government or of any other authorities, accident to or failure of machinery or equipment, maintenance requirements or industrial action.
Special Conditions:
If in the event that The Beach Houses cannot provide the apartment accommodation as requested, we will find alternative accommodation in another apartment type at the same property. In extreme cases we will relocate a guest to a near by complex of similar standard, or offer a full refund or alternative available dates.
In the event that a guest fails to pay immediately upon demand, any amount owing to The Beach Houses, pursuant to the booking and accommodation (including without limitation those incidentals such as telephone, cleaning, etc. set out above) The Beach Houses reserves the right to deny access to the guest and ask that they vacate the premises.
If in the event that a guest has caused damage to the property or effected other guests/occupants of the property, The Beach Houses reserves the right to ask that guest to leave and forfeit any monies paid, and will require the guest to pay for any damage caused.
If a guest/occupant behaves in an unacceptable or aggressive manner to other guests/occupants or The Beach Houses and security staff, or is suspected of carrying out illegal acts on the premises, that guest/occupant will be asked to leave and the appropriate authorities will be notified. All monies paid will be forfeited.
The Beach Houses does not accept excessive noise on the premises and does not permit parties. Guests will be asked to vacate the premises without refund immediately if found to be creating excessive noise, having a party or exceeding the number of permitted guests. This will be strictly enforced. We ask you to contact reception should you experience other guests causing you discomfort
